Information for Prospective Tenants

Prospective tenants should note the following information, together with the all of the required documents, that are available here for you to download:

In order to secure your chosen apartment you will be required to pay a deposit, equivalent to one months rent plus £100, which will be held under a Protected Deposit Scheme. Details of the terms under which this deposit is held by us are outlined in the undernoted document, which you are required to sign and return to us to acknowledge your acceptance of these terms. :

A completed application form, together with a referencing and registration fee of £150 for a sole applicant (a further £125 per additional applicant), must be received in order to progess your proposed tenancy. Once payment is received this fee is non-refundable in any circumstance. Credit checking, landlord and employer references will be taken up by our appointed agents FCC Paragon.

Our apartments are rented on assured shorthold tenancy agreements, which are for a minimum duration of 6 months but frequently for 12 months or longer. At expiry of your tenancy agreement the tenancy can be renewed, at your request, subject to the landlord's consent.

Upon receipt of satisfactory references, the handover of keys will be arranged, provided that all necessary paperwork has been submitted and the registration fee, security deposit and first months rent has been paid in cleared funds. For all new tenants making monthly rental payments from 17th October 2008 you will be required to pay rent via Direct Debit. If you decide not to use direct debit, a £1 surcharge per payment will be applicable.

In the unfortunate event of you falling into arrears with your rental payments we use an efficient debt recovery agency to assist you in bringing your payments up to date.
Tenants are responsible for the payment of all utility accounts e.g. council tax, electricity, gas, water, and TV licence.
